Do I need an accountant as a landlord?
Not legally, but most landlords find it saves them money in the long run. Property income, allowable expenses, mortgage interest rules and capital gains tax are all areas where getting the right advice early makes a real difference.
What expenses can I claim as a landlord?
You can typically claim mortgage interest relief, letting agent fees, maintenance and repairs, insurance, and accountancy fees among others. The rules have changed significantly in recent years, particularly around mortgage interest, so it is worth getting proper advice rather than guessing.
Do I need to complete a Self Assessment tax return?
Yes, if you receive rental income or have other untaxed income above certain thresholds, you will need to complete a Self Assessment return each year. We handle the whole process for you, making sure everything is accurate and submitted on time.
What is Making Tax Digital and does it affect me?
MTD for Income Tax came into effect in April 2026 for landlords and self-employed individuals with income above £50,000, and will extend to those earning above £30,000 from April 2027. That means quarterly digital submissions rather than an annual return. If you are not already set up, now is the time to act — we can get you on the right software and ensure your submissions are handled correctly going forward.
What happens if I sell a property?
You may need to pay Capital Gains Tax on any profit made from the sale, and in most cases this needs to be reported and paid within 60 days of completion. We can advise you on your liability, any reliefs available, and make sure everything is reported correctly and on time.
